PC Properties (SW) Ltd is an end buyer. Deals transacted with us do not get introduced onwards to a third party, marketed publicly, or assigned to another developer.

We are based in Truro and focused on Cornwall. That means local knowledge, short chains of communication, and decisions made quickly. Offers are underwritten by the company, not syndicated to investors after the fact.

Established lending relationships mean funding is ready when a deal stacks up.

What we're looking for

Criteria.

  • Location: Cornwall, with a focus on the Camborne–Redruth–Truro corridor, Newquay, and the north coast
  • Use: Residential development land, or mixed-use sites with a residential component
  • Size: Small to mid scale — single-plot infill through to schemes of roughly 20 units
  • Planning: Allocated sites, outline consent, full consent, or strategic land with clear residential potential
  • Off-market preferred — deals not already passed around the market
  • Brownfield and conversion opportunities — commercial buildings, former yards, redundant sites

How we transact.

  • Outright purchase — unconditional or subject to planning
  • Option agreement — where planning risk needs to sit with us
  • Promote agreement — where the landowner wants to share the uplift post-planning
  • Joint venture — where the landowner wants to retain equity in the scheme and in the completed units
  • Overage / deferred consideration — structured to fit the specifics of the site
